03 | OUR PROCESS
After having received your inquiry, we’ll contact you immediately to discuss your property. Next, we’ll contact our builders notifying them you are inquiring about an offer on your home.
We then prepare a detailed property analysis of similar homes that have sold nearby. Using this analysis helps determine what the current market value of your home is.
We collect all of the Purchase and Sale Agreements (PSA) from our builder’s and schedule a time to review all offers with you. We’ll then suggest which builder has made the strongest offer based on price and terms.
We review the PSA and its terms with you either in person or videoconference call and discuss the agreement:

This is a review period to ensure the builder can develop what they’re proposing to build on your property. Typically, this is a two-week process to review all jurisdictional requirements.

04 | FREQUENTLY ASKED QUESTIONS
Yes! You receive all of your funds in cash at the time of closing and can live in your home for free until your move out date.
Yes, your tenant can stay in the home while you collect rent until the closing date. After the closing date, if there is still time left on the lease, the tenant will have until that date to vacate the property.
Selling on-market is the traditional type of real estate sale whereas the home is listed on the Multiple Listing Service (MLS) through a real estate broker, updating/repairing, staging, etc. Normally, there are contingencies such as inspection, financing and appraisal that accompany an offer. Also, the option to live in your home post-closing is very rare.
Selling off-market is just the opposite: Not listed on the MLS, no broker tours, updating, preparing for sale, no real estate commission, etc. The sale is “as-is” without a financing contingency, appraisal, etc.
The feasibility review is the process of determining through various studies such as storm water, soil testing, easements, etc., if the property is developable to the builder’s specifications. Typically, it takes two weeks to gather our findings and communicate the results to you for next steps.
The Feasibility Review takes place immediately after the PSA has been signed by both parties.
A Purchase and Sale (PSA) agreement is a legally binding contract that dictates the how the sale of a home will proceed. The agreement outlines the terms such as the sales price, any contingencies and specific terms leading up to the closing date.
Earnest payment is the deposit made demonstrating that the applicant is serious about purchasing your property. After feasibility review is satisfied, the earnest money is released as non-refundable deposit to you applicable towards the purchase.
